Each discount point costs about 1% of your base loan amount and typically lowers your rate by about 0.25% — actual pricing varies by lender and market conditions.
Insurance defaults to a rough San Antonio-area estimate once you enter a home price — edit it with a real quote once you have one.
These default to a rough approximation split across categories (roughly 1% of the loan amount total) — replace each with the real numbers from your Loan Estimate once you have one. Lender/Origination covers underwriting, processing, and origination charges; Title & Escrow covers your title policy and settlement fee; Recording & Government covers deed/mortgage recording and any transfer taxes; Other covers items like appraisal, survey, or attorney fees. Month of closing is used to estimate prepaid interest and tax/insurance escrow reserves below.
Maximum seller-paid concessions vary by loan type: Conventional loans (owner-occupied) allow 3% of price with under 10% down, 6% with 10–24.99% down, or 9% with 25%+ down (investment properties are capped at 2% regardless of down payment — not modeled here). FHA and USDA cap concessions at 6% of price. VA loans place no cap on the seller paying your actual closing costs, but this calculator applies a simplified 4% cap to any credit entered here, matching VA's separate cap on non-closing-cost "concessions." A concession can only offset closing costs and prepaids — it can't reduce your down payment, and this estimate caps it at both the loan-type max and your total costs.
